What this uses, and what it does not

Bands, arithmetic and rounding are taken from the Department of Lands and Surveys' own transfer fees calculator, including the JavaScript that runs it. The VAT exemption, the 50% reduction and the exceptions below are taken from the department's Sale / Exchange service page. "Chapter 17" in those pages means item 17 of the Schedule to the Department of Lands and Surveys (Fees and Charges) Law, Cap. 219.

Cases this calculator does not handle, because the department publishes them as separate rules rather than as a formula:

  • Sales from parents to children, and gifts between relatives up to the third degree or between non relatives. The department states these are outside the scale above, and we did not find a published rate we could verify, so we have not implemented one.
  • Exchanges of property. The department states no fees are due, except that where the exchanged values are unequal the person taking the more valuable property pays on the difference.
  • Property the seller acquired through a sale procedure under Parts VI or VIA of the Transfer and Mortgage Law 9/1965. The 50% reduction does not apply in that case, so the correct figure is the fee before reduction shown in the table above.
  • Property in the areas occupied by Turkish troops where the beneficiary is a Greek Cypriot citizen. The department states no fees are charged, pending a political settlement.
  • Unequal shares. This splits the value evenly between buyers. If shares are unequal, run the calculator once per buyer with one buyer and that buyer's own share of the price, then add the results.
  • The Land Registry's own valuation. Where the Director considers the declared price is below market value, fees are charged on the market value the Director determines, not on the price you enter here.

How this works

Transfer fees are charged on a progressive scale under Chapter 17 of the Schedule to the Department of Lands and Surveys (Fees and Charges) Law, Cap. 219. Two reliefs matter: no fee at all where VAT was charged on the same transaction, and a 50% reduction in every other case. The Land Registry's own calculator does not apply that reduction, so figures taken straight from it are double what you actually pay.
